What agents should know before a buyer asks about Airbnb
A field guide for Orlando and Kissimmee Realtors whose buyers want a vacation home that can also be a short-term rental.
The question shows up before the offer: “Can we Airbnb it?” The useful answer is specific to the parcel and the HOA, and it is faster if you are not inventing it in the driveway.
What to pull before the showing
- Jurisdiction from the property appraiser, including city versus unincorporated.
- The association’s rental section: minimum stay, cap, registration, and any rental window after purchase.
- Whether the resort fee or club access transfers to short-stay guests.
- Occupancy the house can honestly sleep, not the number in the old listing headline.
What not to promise
Do not promise a nightly rate, a tax treatment, or that “the neighbor does it, so you can.” Neighbors can be unpermitted. Buyers remember the sentence that sounded like income. Palm Hosts will look at a referral and say whether co-hosting is a fit. We will also say when it is not. That no is part of the service.
How to introduce us
Use the agent form. Send the address or the listing link, the closing timeline, and whether they want heavy personal use. You remain their Realtor. We do not solicit the listing and we do not charge you to have the conversation.
