What we run
The work between “it is listed” and “the guest got in.”
Eight jobs. You can start with all of them or ask for a smaller slice. Cleaning, repairs, taxes, and insurance stay visible as house costs.
01
Listing and launch
Title, description, amenities, house rules, photos direction, and the first pricing setup — on a new home or one that has gone quiet.
02
Every major OTA, one calendar
Airbnb, Vrbo, Booking.com, Hopper, and direct booking on palmhosts.com, with availability synced so two families are not promised the same Saturday.
03
Pricing for this corridor
Rates that move for spring break, summer, marathon weekend, Halloween parties, cheer and dance weeks, Thanksgiving, and Christmas — and that come down when the parks are quiet.
04
Guest messages
Questions, check-in, mid-stay issues, and reviews. You stay informed. You do not have to live in the inbox.
05
Turnovers and vendors
Cleaners, linens, restock, and the repair call when the AC gives up in July. We coordinate the people. You approve anything unusual.
06
Your own weeks
Block the holidays you want. The home can earn the other weeks and still be yours for the trip you bought it for.
07
Damage and house rules
Check-in instructions, occupancy, pool and parking rules, and a record when something is broken — photos, timeline, and the platform claim path.
08
A plain monthly picture
What booked, what you earned, what guests said, and what needs a decision. No dashboard you have to learn.
