Jurisdiction

Many “Kissimmee” homes sit in unincorporated Osceola County, inside communities that were planned for short stays. Others are inside the City of Kissimmee, which has its own overlay and licensing path. Look the parcel up on the Osceola County Property Appraiser before you furnish for guests. A street name is not a permit.

Who books here

Families on a park week, reunion groups, and cheer or dance teams that need a kitchen and a bedroom per adult. They book the house for the resort pool as much as for the bedroom.

The homes

Resort condos and townhomes with club access, and larger pool homes in communities built for vacation rental. A quiet subdivision that never approved short stays is a different product, even if the map pin looks close to World Drive.

What we watch

  • Confirm city versus unincorporated before you promise a buyer nightly income.
  • HOA minimum stays and guest registration are operational rules, not paperwork in a drawer.
  • Osceola tourist tax still needs an owner who knows what the OTAs remitted and what they did not.
