A Davenport address often means Polk County, not Osceola, even when the guest thinks they booked Kissimmee.
Jurisdiction
Use the Polk County Property Appraiser. Resort PUDs can allow vacation rentals that a standard residential subdivision cannot. The county line also changes which tourist tax account you open. Getting this wrong is a painful cleanup after the first payout.
Who books here
The same park families as Kissimmee, sometimes a few minutes farther from the gate and sometimes inside a newer resort with a lazy river they booked specifically.
The homes
Vacation villas and condos in communities that were sold for rental use. Inventory is competitive. Photos of the actual water park, not a stock lagoon, are the listing.
What we watch
- Polk tax and licensing are not Osceola forms with a different logo.
- Guest messages should say which county and which gate they are driving to, in plain time, not in optimism.
- Newer homes still need a cleaner who will drive there on a Saturday checkout.
