Is the house in an HOA, condo, or resort?

This is orientation for owners. Palm Hosts does not file the license, the business tax, or the tourist-tax return. You, your CPA, and your insurer sign and pay those.

What the state license covers

Florida’s Division of Hotels and Restaurants licenses a vacation rental when the whole unit is rented more than three times in a calendar year for less than 30 days, or when it is advertised as a place regularly rented to guests. A single room, with you living there, is outside that license and can still need a city registration. The license has to be posted in the house, and the license number belongs on the listing.
