Getting started
What is a co-host, and how is that different from a property manager?
A co-host runs the hosting with you. You keep the listing, the guest relationship, and the payouts. A traditional manager often takes the listing onto their own account and brand. Palm Hosts is the co-host model: local operations, your name still on the home.

Control
Do I still own the listing, the reviews, and the payouts?
Yes. On Airbnb you invite a co-host and choose how much access we get. Guest payouts continue to your account. Reviews stay on your listing, which is the asset you are building. Vrbo, Booking.com, and Hopper do not use Airbnb’s co-host switch — we operate inside your accounts, or connect them through a shared calendar, and we never need to become the merchant of record to do the work.

Which sites will my home be listed on?
Airbnb, Vrbo, Booking.com, and Hopper, plus direct booking on palmhosts.com. We do not turn every channel on blindly. A home with a strict HOA or a thin photo set might start on one or two sites, then open the others once the calendar and the cleaner can keep up.

The home
Can I block dates and stay in my own vacation home?
That is the point of a second home. You tell us the weeks you want — holidays, school breaks, a random long weekend — and those nights come off every channel. Booked guest stays stay booked. The earlier you mark your trips, the less often we have to choose between a guest and your sofa.

What actually happens between one guest and the next?
Checkout, inspection, clean, restock, and the next check-in. If something failed — AC, Wi-Fi, a stained mattress — it is logged before the next family arrives, not discovered in a review.

Who messages guests, and how quickly?
We do. New inquiries and booked guests get a reply the way a local host would: through the day and evening, including weekends. A lockout or an AC failure is treated the same night. You are copied when a decision or a cost is yours. We do not promise a stopwatch we cannot keep.

The home
Who handles cleaning, linens, and repairs?
We schedule the turnover and call the vendor. You pay the cleaner and the repair — those are house costs, not buried inside a mystery fee. If you already have a cleaner you trust, we will work with them. If you do not, we bring in people we already use on Palm Hosts homes.

What if a guest breaks something?
We document it before the next clean wipes the evidence: photos, time, and what the guest was told. Then we follow that platform’s claim window. Not every scuff is a claim. A broken bed, a stained sofa, or a smoking violation is. You decide the threshold with us at the start.

How do you price around Disney season and the slow weeks?
The corridor does not have one rate. Christmas week, spring break, and Thanksgiving are not the same product as early September. We set a floor so a slow Tuesday does not train the market to underpay you, and we lift the obvious peaks. You can see the logic, and you can override a week.

Money
What does co-hosting cost, and what is extra?
The co-host fee is a percentage of accommodation revenue, quoted after we see the home, the HOA, and how involved you want to be. It is not taken out of taxes or out of the cleaner’s money. Cleaning, supplies, repairs, platform fees, and lodging taxes are separate and shown that way. There is no invented number on this site on purpose — a condo with resort rules and a six-bedroom pool home are not the same job.

Getting started
Can you start a listing from zero, or only take one over?
Both. A new vacation home needs photos, a license check, house rules, and a cleaner before the first guest. An existing listing needs an audit: photos, gaps in the calendar, review themes, and whether the rate is stuck in last summer. The first month is setup either way. We do not skip it to look busy.

The home
I live out of state. Can this still work?
Yes. Most second-home owners are not in Kissimmee on a Tuesday. What has to be local is the turnover, the vendor, and someone who can reach the house. What can travel is your approval on spending. You do not need to fly in because a guest cannot find the trash room.

Rules
Is my Orlando or Kissimmee house even allowed to be a short-term rental?
Sometimes, and the address on the mailbox is not the answer. A Kissimmee street can be unincorporated Osceola County, the City of Kissimmee, or somewhere else. Orlando city limits are a different rule set from unincorporated Orange County. Davenport addresses are often Polk County. STRs are widely used in approved resort communities and overlay areas, and they are restricted or banned in plenty of ordinary neighborhoods. We start by looking up the parcel. This page is orientation, not a legal opinion.

Rules
What licenses, taxes, and insurance should I expect?
Plan on a Florida DBPR vacation rental license, a local business tax receipt, a tourist-tax account for the county that actually contains the house, and insurance that knows guests are staying — a normal homeowner policy often does not. Fees and forms change. We help you see the list and keep the paperwork next to the listing. You, or your CPA and insurance agent, sign and pay it. We are not your lawyer or your insurer.

- City or county receiptDepends on the parcel. A city inside Osceola can ask for its own license on top of the county.
- Tourist taxCollected and remitted on the county’s rules. Confirm what each OTA remits for you and what is still yours.

What if the HOA has its own rental rules?
Then those rules win inside the gates. Minimum stay, rental caps, quiet hours, parking, wristbands, and where guests may check in are daily operations, not footnotes. We read them before we write a listing that promises a private pool party the HOA will fine you for.

How do I get paid, and when do I see the numbers?
OTA payouts land in the bank account on your listing. We do not sit between the guest’s card and your mortgage. Each month you get a short note: nights booked, payouts, cleaning and other house costs we know about, review scores, and anything that needs a decision. You can ask for a week if something looks off.

Control
Can I stop if this is not working?
Yes. We put notice, unfinished reservations, and access in writing before we start. Guests who already paid are hosted through their checkout. Future dates can close. Codes and account access come back to you. A co-host who will not write that down is a co-host to skip.

What do you need from me to start?
The address, how the HOA treats rentals, photos or a time we can make them, a way for cleaners to get in, and the weeks you already know you want. If the home is listed, read-only access is enough for the first look. We do not need your bank login.

How do you stop double bookings across Airbnb, Vrbo, and Booking.com?
One calendar is the source of truth, and every channel is tied to it. A reservation, an owner stay, and a blocked maintenance day have to close the other sites within minutes, not the next morning. This is the unglamorous part of multi-platform hosting, and it is the part that saves you a refund and a one-star review.

OTAs are how strangers find you. Direct is how a family books the same house next spring without paying another commission to be introduced. Palm Hosts already runs palmhosts.com for its own guest collection. Your home can sit in that path once the stay experience matches what the site promises. The OTAs stay on. Direct is an extra door, not a replacement.

I am a Realtor. How do I refer a buyer?
Send the property, the closing timing, and whether your buyer wants income, personal use, or both. We tell them, plainly, if the parcel and the HOA look hostile to short stays, and what co-hosting would cover after they own it. You stay their agent. We do not try to become one. What should be in the house before the first guest?
Guests forgive a dated backsplash. They do not forgive nowhere to sleep, no blackout, a mystery AC, or a kitchen with one pot. Buy for a tired family arriving from the airport at 9 p.m., not for a magazine.

Guests still review you, because it is your listing. That is a reason to care who answers them. Cleanliness, accuracy, and communication are the three that move a Disney-area home. We chase the operational causes — photo lies, slow replies, a missed clean — instead of begging guests for stars.
