Is my Orlando or Kissimmee house even allowed to be a short-term rental?

Sometimes, and the address on the mailbox is not the answer. A Kissimmee street can be unincorporated Osceola County, the City of Kissimmee, or somewhere else. Orlando city limits are a different rule set from unincorporated Orange County. Davenport addresses are often Polk County. STRs are widely used in approved resort communities and overlay areas, and they are restricted or banned in plenty of ordinary neighborhoods. We start by looking up the parcel.     Osceola, Orange, or Polk property appraiser — city or unincorporated is the first line of the record.

  2. 02Read the HOA

    Resort communities often allow rentals and also cap stays, occupancy, or how you advertise.

  3. 03State license

    Florida vacation rentals generally need a DBPR license before guests sleep there.

  4. 04Local tax accounts

    Tourist development tax is real money, and in Osceola it is not something you can ignore because Airbnb collected a line item.
